How will my property be marketed?

Not only can we handle any enquiries on the property before it is even completed, in some cases, we may even be able to arrange inspections with prospective tenants or buyers prior to settlement. Moreover, with a comprehensive database of prospective tenants and purchasers, we are able to instantaneously match a list of potential tenants or buyers to your property, the moment it becomes available.
 
 
 
How will my tenants be selected?
Due diligence is always carried out when selecting an appropriate tenant for your investment.
 
We meet and interview tenants on a face-to-face basis whenever possible. We compile assessments of rental and employment histories. We also undertake National Tenancy Database checks that alert us to any problems tenants may have experienced in the past.
 
We are committed to higher quality service. We do not delegate these responsibilities. Careful and methodical tenant-selection minimises risk to you of rental arrears or property damage. We take this process very seriously.
 
Once due diligence has been completed, you are presented with the results of our research along with our recommendations. You have the final say on who leases your property, so you will always have control of your investment!
 
 
 
How will any repairs and maintenance be handled?
Protecting your best interests is our guiding principle. All maintenance requests from your tenants are addressed in accordance with the Residential Tenancies Act (RTA).
 
The RTA distinguishes between urgent and non-urgent repairs. Urgent repairs are usually defined as something that is unsafe, unsanitary, or prevents the use of a basic service (such as cooking or heating). All urgent repairs must be rectified within 24 hours, with provision under the RTA for a tenant to spend up to $1000 in this situation. In our experience, this is rarely required.
 
Some clients prefer us to deal with minor maintenance repairs up to a predetermined amount. Others wish to be contacted at all times. It is entirely up to you.
 
We maintain a carefully vetted list of qualified and insured tradespeople. However, if you have a preferred tradesperson, we can also liaise with them on your behalf.
 
In addition, we are able to offer potential savings to our clients when it comes to repairs. Our extensive knowledge of building contracts ideally places us to assess whether your building contractor may be responsible for repairs you might otherwise have to pay for.
 
 
 
How often will you inspect my property?
Legislation specifies routine inspections may only be carried out once every six months. You are welcome to attend the routine inspection with us, or you may elect to receive a written report detailing the condition of the property, as well as any issues that may have arisen during the inspection. As a matter of course, we carefully monitor the general upkeep of the property with random external checks.
 
 
 
When will I receive my rent?
For the protection of our clients, we insist all initial rental payments are paid prior to the commencement of the lease. All rental payments into our system have a standard clearance time of up to four days to allow for cheques or reversals of any payments.
 
Once the funds are cleared, they are transferred to your account in accordance with your instructions, so you will never be kept waiting for your next rental payment.
 
 

 

When can I increase my rent?
Hamton Real Estate Services constantly assesses the market to ensure your investment is well-placed and achieving the maximum possible return.
 
Legislation requires that where a fixed term lease is in place, a rental increase can only be undertaken at the end of the agreement. On periodic tenancies, increases may be served every six months. Tenants must receive no less than 60 days notice (in writing) of a rental increase. There are numerous factors taken into consideration when assessing increases. All of these will be discussed in detail with you as part of our regular communication on the performance of your investment.
 
Comparing the current returns of rental properties in the same area as your own investment is an excellent indicator of the likely return you can achieve. We are happy to provide an obligation-free assessment. It is important to remember, however, the tenant who offers you the highest rent is not necessarily the best tenant in the long term.
